RESERVATION & STAY POLICIES
CHECK-IN:
Check-in time for your Yurt is 4 P.M. You’re welcome to come to The Reserve at Greenleaf (“The Reserve”) any time before 4 p.m. on your check-in date and we will be happy to hold your luggage for you until your Yurt is ready.
CHECKOUT:
Checkout time is 11 A.M. on your departure day.
GENERAL POLICIES:
A payment equal to 100% of your total stay is required no later than 24 hours after your reservation is confirmed. If credit card payment is invalid, your reservation will automatically be cancelled.
Yurts are for maximum double occupancy (2 adults). The Reserve will not allow more than 2 adults in one Yurt (with the exception of “The Nest”, which can sleep up to 3). A Child 12 and older accompanied by an adult are allowed at “The Nest” Yurt only for $100 per night additional fee.
All rates are subject to state and local taxes. All rates are subject to change without notice. You will be responsible for any damages to your Yurt or furnishings during your stay. We do not issue late cancellations or refunds due to cold or inclement weather unless The Reserve deems the conditions make the stay unsafe.
NON-REGISTERED GUEST: A person or persons not accompanying a registered Guest for their double occupancy booking are considered “Visiting Non-registered Day Use Guest” and are held to the same terms and conditions as all “Registered Guest” and are the sole responsibility, financially and otherwise and in all respects, of the Registered Guest they are visiting. Visiting Non-Registered Guest are welcome from the hours of 7:00 am through 10:00 pm for an additional fee of $25 per person per day. A maximum of four (4) Visiting Non-Registered Guest are allowed per Guest reservation per day.
CANCELLATION POLICY:
Cleaning fees, if any, are always refunded if the reservation is canceled before check-in.
Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
A reservation is officially canceled when the Guest clicks the cancellation button on the cancellation confirmation page.
Cancellation policies may be superseded by the Guest Refund Policy, extenuating circumstances, or for any other reason permitted under the Terms of Service. Please review these exceptions.
14 days prior to check-in within 48 hours after booking;
For a full refund of accommodation fees: cancellation must be made within 48 hours of booking and at least 14 full days prior to local check-in time (or 12:00 PM if not specified) of the day of check-in.
7 days prior;
For a 50% refund of accommodation fees: cancellation must be made 7 full days prior to local check in time (or 12:00 PM if not specified) of the day of check in, otherwise no refund. For example, if check-in is on Friday, cancel by Friday of the previous week before check in time.
Check in
If the Guest cancels less than 7 days in advance or decides to leave early after check-in, the nights not spent are not refunded.
COMPANY CANCELLATION DUE TO INCLEMENT WEATHER: In making a reservation with The Reserve, you acknowledge that The Reserve reserves the right to cancel your stay at any time, including once you are checked in, due to dangerous weather, or other conditions, solely at The Reserve’s discretion. In the unusual case of a cancellation due to inclement weather, the Guest will be charged for no more than the first room night of their cancelled stay.
SECURITY DEPOSIT: A Credit Card deposit will be taken for any damages or additional charges – if you or any of your Guests or pets damages any property; the repairs will be charged to your credit card. Any additional charges will be charged to your credit card.
AGE POLICY: The Reserve at GreenLeaf is best suited and designed for adults 18 years of age and older. Call regarding children younger than 18 years of age wanting to stay with an accompanying Adult. Additional charges may apply.
PET POLICY: Pets on-leashes are allowed at The Reserve, with the expectation that they are trained and well-behaved. Starting January 1, 2019, a $50 PET FEE WILL BE CHARGED PER PET PER NIGHT at The Reserve. (Maximum of 1 pet per reservation). We ask that you let our team know ahead of time if you will be bringing pets with you. By booking this accommodation, you are agreeing to our Pet Policy below.
Before checking into The Reserve you will be required to sign our Pet Policy and provide the pets’ name and a veterinarian contact name and phone number on the form at check-in.
Pets are not allowed on property without signing the Pet Policy form.
1-Pets must not exceed 60 pounds be kept on a maximum 6-foot leash at all times under owner supervision and may not be left unattended at any time.
2- Guests are responsible to “clean up” after their pet. All pet waste must be properly disposed of in trash cans. Any "marking of territory" on Yurts or other structures will result in a "cleaning fee" at the discretion of The Reserve, in addition to already paid fee.
3- Noisy, vicious or unruly pets are not allowed and will be asked to leave the property upon misbehavior.
4- The Reserve is not responsible for, and will hold pet owner accountable, for any injury or damage caused by your pet. You agree to defend and indemnify The Reserve from any claims brought against The Reserve on account of your pet or the pet of your Guests.
5- Pets are not allowed on the beds at any time. Please bring either a crate or pet bed for your pets to sleep on or in.
6- Pets are not allowed to harass the wildlife in any manner.
7- Pets must stay on the property and not visit the surrounding properties.
Thank you for help making The Reserve at Greenleaf a pleasant experience for everyone, including pets.
EXTRA CHARGES: Breakfast, Lunch, and Dinner (when offered) are at an additional cost. Activities and items available for purchase are also an additional cost.
BACKWOODS PRIMITIVE CAMPING: A limited number of camp sites may be available for an additional $100 per night when this activity is offered. (2 persons maximum) Please contact our team for more details.
WAIVER: In making a reservation with The Reserve, you acknowledge that you have read the Guest waiver and are aware that you are required to sign it upon your arrival on property.
ALCOHOL: Beer and wine are not available for purchase at The Reserve. Guests are responsible to themselves, those in their party and others at The Reserve for the responsible use of alcohol. The Reserve does not monitor the use of alcohol and assumes no responsibility for harm, damages or injury that may result from the use of alcohol.
WILD ANIMALS: This is a natural area in its essence. Wild Native and Exotic animals and insects are present at The Reserve including reptiles. Do not intentionally interact with these wild animals, insects, or reptiles. However, be aware of their presence and cautions to avoid your accidental interaction with them. There is some risk of contact with wild animals, insects and/or reptiles while at The Reserve as there is in any wilderness setting. The Reserve is not responsible for damages or injury that may be caused by animals, insects or reptiles.
PARKING: There is free parking enough for one vehicle one (1) at each Yurt Cabin. There is additional parking near the Fire Pit area for an additional one (1) vehicle per reservation. We ask that all Guest vehicles park in designated parking described above as to allow traffic movement of other Guest and emergency vehicles.
NON-SMOKING: The Reserve is a non-smoking area.
QUIETE HOURS: Please respect quiet hours 10:00 pm to 7:00 am.
NOISE BY GUESTS: It is the intention of The Reserve to create an environment to allow our Guests to enjoy the outdoors as much as is reasonably possible. Accordingly, we expect our Guests to refrain from loud talking or making other noise so as to disturb others enjoying the Reserve.
NOISE FROM OUTSIDE THE PROPERTY: This property is located in a semi-remote location; however, we do have neighbors, and property residents that live nearby that may from time to time create noise. This is something we cannot control and are not responsible for.
SHARED SPACES: Hiking Trails, Fishing Pond, Public Restrooms, Pavilion, Hot Tub / Swim Spa and Deck, Wedding Deck, Fire Pit area, Outdoor Kitchen Grills, and general common areas are shared spaces. These spaces are for all Guests to enjoy. Please be respectful of other Guest that are sharing these areas. The Owners and Residents that reside on the property we call The Reserve at Greenleaf enjoy their privacy. We ask you to please respect their privacy by not intruding into those areas marked private residency. There is plenty of space for hiking on marked trails and roads.
NO PARTIES: The Shared spaces and the Yurt Cabins are for private use by our Guests. No Parties will be allowed. Parties and Events can be booked in advance if space is available.
PAVILION, THE LAWN, WEDDING DECK AND PUBLIC RESTROOMS:
These spaces are intended for casual and occasional use by all Guests of The Reserve. These spaces are available for private booking in advance if available. Please contact The Reserve team for more information. Below is the some general information for this venue.
This venue will accommodate up to 200 people depending on the type of event. They are as follows:
Cocktail parties ( Guests standing up)-200 people
Dinning Event, using oblong tables-180 people
Dinning Event, using round tables of 6, 8 and 12-120 people
Cathedral seating (rows)-180 People
Additional services when booking a private event at this venue are as follows:
Drop off area for handicap is available at the pavilion.
Parking is on an adjacent property and shuttle service will be provided.
Caterer prep-area will be available for Caterers.

PROPERTY RESERVATIONS GENERAL TERMS:
In addition to the other terms and conditions specified on The Reserve’s website regarding our accommodations, the following general terms and conditions apply to reservations booked on this website:
Cancellation policies and other information about specific room reservations and properties may vary by type of reservation. Individual rate rules, tax information, applicable charges and cancellation policies are displayed in the “Reservation & Stay Policies” section of each location page.
We strive to honor requests for specific features such as non-pet or non-smoking rooms but, The Reserve cannot guarantee that your request will be filled.
Miscellaneous Terms.
PERSONAL INFORMATION, CREDIT CARD INFORMATION
YOU AGREE THAT NEITHER THE RESERVE NOR ANY OTHER PROVIDERS OF PRODUCTS OR SERVICES RELATED TO THIS SITE ARE RESPONSIBLE OR LIABLE IN ANY WAY FOR INJURY, LOSS OR DAMAGE TO YOUR COMPUTER, OR INTERCEPTION OR USE OF CREDIT CARD INFORMATION OR OTHER PERSONALLY IDENTIFIABLE INFORMATION, RELATED TO OR RESULTING FROM USE OF THE SITE OR ANY SITES LINKED OR ASSOCIATED WITH THIS SITE.
THE RESERVE MAKES NO WARRANTY OR REPRESENTATION REGARDING OF CONFIDENTIALITY OF ANY COMMUNICATION OR INFORMATION TRANSMITTED ON THIS SITE OR ANY WEB SITE LINKED TO THIS SITE. YOU AGREE THAT NEITHER THE RESERVE, NOR ANY OTHER PROVIDERS OF PRODUCTS OR SERVICES RELATED TO THIS SITE, ARE RESPONSIBLE FOR THE CONFIDENTIALITY OF ANY INFORMATION, (INCLUDING WITHOUT LIMITATION CREDIT CARD INFORMATION, PERSONALLY IDENTIFIABLE INFORMATION, EMAIL ADDRESS, PHONE NUMBER, ETC.), AND NEITHER THE RESERVE, NOR ANY OTHER PROVIDERS OF PRODUCTS OR SERVICES RELATED TO THIS SITE, ARE RESPONSIBLE FOR ANY DAMAGES THAT MAY ARISE FROM DISCLOSURE OF SUCH INFORMATION.
TRAVEL TO AND FROM THE RESERVE DESTINATIONS
THE RESERVE IS NOT LIABLE FOR DAMAGES OR LOSSES THAT MAY RESULT FROM TRAVEL TO OR FROM THE RESERVE.
USE OF THIRD PARTY SUPPLIERS
In order to offer the services related to this Site, and fulfill reservations or orders users place on this Site, The Reserve may use third party suppliers. You acknowledge and agree that, the carriers, hotels and other suppliers providing travel or other services for The Reserve may be independent contractors, and not agents or employees of The Reserve. Your credit card statements for products or services purchased on this Site may refer to such third-party suppliers or their respective fulfillment vendors, rather than to The Reserve or the Property at which you may have booked a reservation.
You agree to the terms and conditions of purchase imposed by The Reserve, each Property, and other suppliers of other travel services (air, land, or sea), which may include, but are not limited to, restrictions against back to back ticketing, hidden city ticketing and round trip for one-way ticketing. You also agree to pay all amounts, duties, taxes, and related charges arising out of Your use of this Site and of the services provided herein when due, including additional taxes and fees that may not be included in the quoted fare. You agree to comply with all rules regarding the availability of fares, products or services, including penalty fees arising from the failure of the User to comply with said rules. You understand that any violation of any supplier’s conditions of purchase may result: in cancellation of Your reservation(s) or purchase(s); in Your being denied access to any flight(s), hotel(s), automobile(s), activities, or service; in Your forfeiting any monies paid for such reservation(s) or purchase(s); and in The Reserve debiting Your account for any costs The Reserve incurs as a result of such violation. You also agree to allow The Reserve and each Property, and other suppliers of other travel services to charge the credit card on file for the payment of penalties arising from the Your failure to comply with such rules. Such payment will be collected without additional notice. You agree that You are completely responsible for all charges, fees, duties, taxes, and assessments arising out of Your use of this Site.
YOU AGREE THAT THE RESERVE IS NOT LIABLE FOR THE ACTS, ERRORS, OMISSIONS, REPRESENTATIONS, WARRANTIES, BREACHES OR NEGLIGENCE OF ANY SUCH THIRD PARTY SUPPLIERS OR FOR ANY PERSONAL INJURIES, DEATH, PROPERTY DAMAGE, OR OTHER DAMAGES OR EXPENSES RESULTING FROM THE USE OF SUCH SUPPLIERS. THE RESERVE HAS NO LIABILITY AND WILL NOT MAKE REFUNDS FOR ANY DELAY, CANCELLATION, OVERBOOKING OR OTHER CAUSES BEYOND THE RESERVE DIRECT CONTROL, AND THE RESERVEHAS NO RESPONSIBILITY FOR ANY ADDITIONAL EXPENSES RESULTING THEREFROM.
THE RESERVE reserves the right to charge resort fees.
ASSUMPTION OF RISK, WAIVER OF LIABILITY AND INDEMNITY AGREEMENT FOR PARTICIPATION IN ACTIVITIES AT THE RESERVE AT GREENLEAF, LLC
In consideration for the services of The Reserve at Greenleaf, LLC (“The Reserve”) I, on behalf of myself, and my minor child or child for whom I am a guardian (if applicable), and my heirs and/or representatives, voluntarily enter into this ASSUMPTION OF RISK, WAIVER OF LIABILITY AND INDEMNITY AGREEMENT (“Agreement”). I hereby covenant not to sue and voluntarily agree to waive, release, indemnify, and hold harmless The Reserve and its members, officers, managers, directors, agents, employees, volunteers, contractors, representatives, and property partners, including Greenleaf Ranches, LLC ( “Released Parties”) from any and all liability, causes of action, or claims for any injuries (including serious injuries and death) or damages as a result of my participation in any Reserve Activity (which specifically includes activities put on by The Reserve and/or any activity that is run through a third party, including Reserve’s property partners), whether caused by the ordinary negligence of The Reserve or the Releasees. This Agreement does not waive any claims resulting from gross negligence by The Reserve. I understand that The Reserve is not responsible for the acts of third parties under this Agreement.
I voluntarily assume full responsibility for any risks of loss, property damage, or personal injury, including serious injuries or death, that may be sustained by me (or my minor child) or my Visiting Non-Registered Guests, as a result of my (or my minor child’s) participation in any Reserve Activity, whether caused by negligence of The Reserve or otherwise. I have voluntarily elected to enter The Reserve’s premises and engage in Reserve activities, including, but in no way limited to bicycling, hiking, fishing, swimming, lawn games, and other sanctioned and non-sanctioned activities knowing that conditions may be hazardous, or may become hazardous to me and/or my property, and that access to medical personnel and/or facilities may be limited. Certain inherent risks involved in outdoor activities offered by The Reserve, include but are not limited to: inclement weather-related hazards, including extreme temperatures, wind, fire, ice, tornadoes; rugged terrain or bodies of water; wild animals, reptiles, livestock, insects and poisonous plants. I also understand and acknowledge that additional unknown or unanticipated risks do exist that may result in injury or death while at The Reserve. I understand that these risks are increased by the use of drugs or alcohol.
I understand that it is my responsibility to consult with my physician prior to participating in any The Reserve Activity. In the event that I become incapacitated while participating in a Reserve Activity, I hereby authorize The Reserve, and emergency medical personnel to make emergency medical decisions on my behalf (including but not limited to CPR and/or and AED). I also authorize The Reserve to arrange emergency and non-emergency transportation, including transportation on any The Reserve owned vehicle, including but not limited to boats and other watercraft. I also agree to indemnify and hold harmless The Reserve from any and all costs associated with my emergency care and transportation.
My participation in any Reserve Activity signifies that I have found the Equipment (which includes any equipment available or accessible on the property or any personal equipment I bring with me) and areas to be acceptable to me and those under my care. I accept full and sole responsibility for the condition and adequacy of my personal Equipment.
I authorize The Reserve and the Releasees to take photographs or videos of me and to make recordings of my voice (“Media”) during my participation in any The Reserve Activity, and understand that any such Media will become the sole property of The Reserve. I further authorize The Reserve and the Releasees to use and/or profit from such Media for any legitimate business or commercial purpose, including but not limited to promotional, advertising, or marketing activities.
This Agreement shall be governed by the laws of the State of Texas. I agree to submit any and all claims, actions and lawsuits arising, directly or indirectly, from my stay and/or participation in The Reserve Activities to binding Arbitration with the American Arbitration Association in Bastrop County. I acknowledge that I am giving up the right to have my dispute decided in a court of law by a judge or jury. I further understand and agree that The Reserve will be entitled to recover attorneys’ fees and costs incurred defending against an action barred by this Agreement.
The Reserve reserves the right to charge guests the full costs of rectifying damage, caused by the deliberate, negligent or reckless act of the guest to the property, equipment and/ or structures. The costs that may be charged include but are not in any way limited to the actual cost of materials, or contractors, and the revenue lost should it be necessary to take a Yurt or other facility off offline to effectuate the repair.
Should this damage come to light after the guest has departed, we reserve the right to make a charge to the guest’s credit / debit card, or send an invoice for the amount to the registered address.
This Agreement and the Terms and Conditions are is the entire Agreement between the parties, and shall supersede any and all prior agreements. You acknowledge by your signature that you are not relying on ANY ORAL STATEMENTS OR AGREEMENTS by The Reserve, its members, employees, agents, servants and/or contractors.
If any provision of this Agreement is found to be illegal or invalid, the remaining provisions shall remain enforceable to the fullest extent permitted by law.
BY COMPLETING A BOOKING, I CERTIFY THAT I HAVE CAREFULLY REVIEWED THIS AGREEMENT AND VOLUNTARILY AGREE TO ITS TERMS. I ALSO CERTIFY THAT I HAVE RECEIVED A COPY OF THE RESERVE’S RULES AND REGULATIONS, AND UNDERSTAND THAT FAILURE TO COMPLY WITH THESE RULES MAY BE GROUNDS FOR IMMEDIATE REMOVAL FROM THE PROPERTY. I UNDERSTAND THAT ALL FEES AND COSTS FOR ANY RESERVE ACTIVITY ARE NON-REFUNDABLE.
